The Via Bluffs

The Via Bluffs is a community in Pacific Palisades that also goes by the Village Bluffs, Via de La Paz, and the Via de Las Olas Bluffs. It is located between Pacific Coast Highway and Sunset Boulevard, just west of The Village. This is one of the mostly highly desirable neighborhoods in Pacific Palisades, filled with gorgeous homes that boast breathtaking ocean views in an ideal location.

 

 

The Via Bluffs is a walkable neighborhood, near enough to The Village to take a short stroll there. The Village was established in 2018 and is Pacific Palisades’ premier shopping and dining destination. With over 40 businesses in the beautiful outdoor space, you’ll enjoy shopping, special live events, and a variety of restaurants to try.

 

Alfred is a local coffee shop in The Village, known for friendly and attentive service and of course delicious espresso drinks. At Qué Padre you will find fresh ceviche and all your favorite Mexican flavors. To satisfy your sweet tooth any time, stop into the famous McConnell’s Fine Ice Creams, where grass-grazed milk and cream from the Central Coast is combined with the best organic ingredients to become some of the best ice cream you have ever tasted.

 

To grab groceries, you will only have to travel a few minutes outside the neighborhood to Ralph’s or Gelson’s.

 

Just outside of the Via Bluffs is the Palisades Recreation Center. If you have kids or enjoy being active outside, you will love having this community amenity so close. The facility features barbecue pits, lighted sports courts and fields, a children’s playground, an indoor gym, picnic tables, and a stage. The rec center offers programs for baseball, soccer, flag football, dance, basketball, badminton, cheer, and various fitness classes.

 

Temescal Canyon Park is also on the border of the Via Bluffs, the perfect place to take a hike with ocean views or bring a picnic to enjoy near the garden of native plants. There is also a playground and barbecue pits so you can enjoy relaxing outside with views of the crashing waves.

 

Residents of the Via Bluffs can walk to the local elementary school, Palisades Elementary School. All public schools in the area are highly rated and are a part of Palisades School District.

 

Families who prefer private education can select from an extensive list of private schools in the Pacific Palisades area. Thanks to the diversity of high quality education choices in the area, many families find Pacific Palisades to be an ideal place to raise children.

 

Homes in the Via Bluffs all boast beautiful views, with most residents enjoying an ocean view from inside the house. The walkable neighborhood features large, multi million dollar homes of all sizes and styles, some located on petite lots from the original city planning of Pacific Palisades in the 1920s.
